Why have a survey?

Having a survey is common sense and provides peace of mind.

Buying a house is for most people the largest financial commitment they will make, therefore it is imperative that you know what you are buying.

Without prior knowledge, discovering there is woodworm, dry rot, settlement or rising damp in your new home could prove to be a very expensive mistake.

For a cost which represents a minor fraction of the total purchase price, a survey will highlight structural defects and wants of repair before you are committed to purchase. Serious defects could result in the price being re-negotiated to reflect the likely cost of repair.

Which survey should I have?

Building Survey

A full building survey is recommended for a property which is old and in obvious need of repair.

It is a very detailed survey reporting on the construction and condition of roofs, chimneys, walls, rainwater goods, windows, doors, ceilings and floors together with general comments on fixtures and fittings, boundaries, outbuildings, planning and any other factors our local knowledge may reveal.

Specialist contractors tests on service installations will be arranged on request. A valuation of the property will also be provided.

Home Buyers Report

A Home Buyers report is a more concise report but still covers all aspects of a Building Survey. It is very comprehensive and is a more economic report but still provides detailed information on the state of the property. A valuation of the property will also be provided.

Mortgage Valuation

This is NOT a survey but a brief inspection carried out on behalf of your Bank or Building Society purely to establish whether or not the property forms adequate security for the amount you are intending to borrow. This is a report for the benefit of the lending institution.

Readily apparent major defects which, if left unattended, may seriously devalue the property, will be noted but it must not be relied upon as a comprehensive statement as to the overall condition and should not, under any circumstances, be taken as a suitable alternative for a private survey.
