Buying a house is, for most people, the largest financial commitment they will make, therefore it is common sense to know exactly what you are buying before you enter into a contract.

Discovering you have bought a house with dry rot, woodworm, rodent infestation, settlement or rising damp could prove to be a VERY expensive and stressful mistake. A survey can actually save you money. If there are defects with the property, it could result in the purchase price being re-negotiated to reflect the likely cost of repair.

Which? The Council of Mortgage Lenders and Building Societies Association advise you to get a survey BEFORE you buy, and not just rely on a Valuation. A Valuation is NOT a survey.

What is a Building Survey?

  • A survey describes the construction and condition of the property on the date of the inspection.
  • It aims to identify any problems that need urgent attention or are serious.
  • It also aims to identify things that need to be investigated further to prevent serious damage.
  • Every report includes photographs illustrating any defects or relevant features of the property.
  • Advice for your legal advisers

Our fee for the building survey includes a Valuation and Insurance Valuation.

  • My Solicitor persuaded me to have a survey – I wasn’t sure I needed one as the property was only 2 years old. The survey revealed that if the washing machine was on, I couldn’t use the shower because the water pressure was so low – even worse, the loo wouldn’t flush!
